Many simple permits such as re-roofs, minor interior alterations, wood stoves, water heaters, HVAC and electric service change outs do not require more than a detailed description of the work, a simple drawing of the area affected, and/or manufactures installations manual. In many cases a permit for these simple residential jobs can be obtained online or during the first visit. However, in certain circumstances more time may be needed to review the plans in detail prior to issuing permits.

Additions, new construction, alterations, structural changes, relocating walls, patio covers, decks, and other structures or situations with unique requirements shall require two (2) sets of plans, two (2) sets for new commercial building or large commercial additions which could include all or some of the following:

  •     Plot plan
  •     Site / Grading plan
  •     Foundation plan
  •     Framing sections
  •     Floor plan
  •     Roof framing plan
  •     Exterior elevations
  •     Architectural drawings
  •     Disabled Access
  •     Green Building Standards
  •     Soils report
  •     Energy compliance Forms
When applying for a permit, the following information is required to complete the permit Application:
  •     Detailed description of the work
  •     Location of project (street number & name, Assessor’s Parcel Number)
        (If the project does not have an address number, one will be assigned for you prior to permit issuance)
  •     Legal owner’s name, address and phone number
  •     Valuation of the proposed work
The owner, an authorized agent (requires the completion of additional forms and may delay permit approval), or a licensed contractor can sign the building permit application.

Permit Expiration

A building permit expires by limitation if the building or work authorized is not commenced within 180 days from issue date or if the work is suspended or abandoned for a period of 180 days. An APPROVED inspection every 180 days will keep the permit active.

A one time 180 day extension may be granted upon written request.

If a permit expires you will be required to re-instate your expired permit, fee will apply or apply for a new permit and pay the applicable fees to complete the project.
